What We Invest In?

Multi-Family Development – Southern California

Asset Class: Residential

Strategy: Ground-up development, stabilized exit

Land Development Financing – Los Angeles Fire ZONE rebuilding of community

Asset Class: Land Development

Strategy: Entitlements + infrastructure financing

Rebuilding Fire-Damaged Communities: Altadena & Pacific Palisades

In January 2025, wildfires devastated prime residential neighborhoods in Altadena and Pacific Palisades, two of Los Angeles’ most desirable submarkets. Today, these zones present a rare investment window: high-demand, limited supply, and strong public policy tailwinds supporting rapid recovery.

Our strategy focuses on acquiring cleared parcels, delivering fire-hardened homes designed to California’s latest Wildland-Urban Interface (WUI) standards, and leveraging expedited permit pathways and new insurance reforms. Investors gain exposure to a scarcity-driven redevelopment cycle, while helping restore resilient housing in communities eager to rebuild.

This opportunity balances compelling returns with meaningful impact — replacing lost housing stock, improving neighborhood resilience, and aligning with California’s broader goals of safety and sustainability.

The Opportunity Today

Traditional equity markets are unpredictable. At the same time, demand for housing and infrastructure continues to rise while banks have tightened lending. This creates an opportunity for private investors to step into a space with strong fundamentals and secured positions.

At Ironwood, our disciplined underwriting, construction-driven expertise, and asset-backed strategies give investors confidence—no matter where we are in the market cycle.

Why Real Estate Debt Works?

Unlike traditional equities, real estate debt investments are secured by tangible assets, offering stability even in volatile markets. By focusing on collateral-backed lending and disciplined underwriting, Ironwood Income Fund delivers predictable returns while prioritizing investor capital protection.

Investment plays

Spec Rebuilds for Sale (SFR)

  • Acquire cleared/burned lots at land value; deliver pre-approved, code-compliant plans with resilient features and optional ADUs.
  • Value levers: speed (permitting tool & one-stop centers), high-spec WUI materials marketed as a feature (insurance discounts), and curated architecture that fits neighborhood character.

Owner-Joint-Venture Rebuilds

  • Partner with insured but under-funded owners: contribute construction management + gap capital for a preferred return and equity share at sale/refi.
  • Works well where insurance proceeds are insufficient due to under-insurance or code-upgrade gaps (common post-wildfire).

Lot Assemblies + SB 9 Micro-infill

  • On eligible parcels, ministerial duplex or lot-split can modestly increase density.

Build-to-Rent Resilient Homes

  • Hold new WUI-hardened SFR/ADU pairs in low-vacancy school-district pockets; exit via scattered-site portfolio sale once stabilized.
